Description

Unique opportunity for a spacious, energy-efficient corner house on the water with its own boat quay and a view of the future Weespersluis Park. This is your chance to make sailing trips on the Vecht from your own home in your boat.

In this lovely spot you can start your day with a cup of coffee at the water's edge, go sporty supping via the Weespersluis canoe route or enjoy the sunset in your front garden with a view of the children's playground. In other words, an opportunity not to be missed.

This spacious house is suitable for a family as well as for couples who like a two-storey house with enough space to work at home or to receive (grand)children. And by placing a rooftop unit, you can even live here with a blended family!
The Vecht town of Weesp is more fun than ever and this house is a real godsend for lovers of water sports and space. And all that at 5 minutes walking distance from both the authentic centre of Weesp, the railway station and the future small harbour of Weespersluis and its beaches.

This spacious family home (199 m2, (including 20 m2 former garage) four bedrooms, two bathrooms, private parking) is located at the best part of the cosy district Leeuwenveld I. It overlooks the future Weespersluis park at the back. Although the park on the other side of the water is still being prepared, the view remains free and green! And the house has a second sunny garden with a wide view at the front.

Weespersluis is still under development, but many facilities are already in full use. Lobbrich Boudgerslaan is just a stone's throw away from the Weesperrijk high school and the Weespersluis sports hall, but it is also just a 5-minute walk from the Weesp train station, which has frequent connections to all corners of the world. So you can get to Schiphol Airport, Amsterdam Central Station and the Zuidas or to Hilversum in a jiffy. Of course you can walk to the centre of the fortified town of Weesp, because for terraces, cosy restaurants, the theatre, the town brewery and all your daily shopping (from speciality shops to fashion) you have nowhere else to go. Do you still need the car? You have your own driveway and within 5 minutes you are on one of the access roads to the A1 or A9. And for cycling or walking you are in the green heart in no time.

This energy efficient house is provided with sustainable solar energy by both solar panels and solar collectors and has a charging station for an electric car.

Layout
The house was completed in 1996 and has been adapted in a number of practical ways. For example, the garage is actively involved in the house and - with a practical tiled floor - arranged as storage and utility room. If you enter the house through the front door, you will find a spacious hallway with plenty of space for a wardrobe and a separate toilet. From the hall you enter the spacious living room with open kitchen and adjoining side room. Through the large glass sliding doors, the terrace with the jetty at the water's edge and the large seating area already beckon. Can you already see your own boat moored here for sailing trips on the Vecht? Because it will not be long before this water is connected to the Vecht.
The side room is furnished as a TV/lounge area and is somewhat hidden behind the central staircase. With the gas fire and the many cupboards it is also lovely to read a book at your leisure. Depending on the family composition, it is also a practical play or study room.
The L-shaped open Siematic kitchen is equipped with luxury appliances including double oven, dishwasher, extractor and combination cooker of gas and induction. It is located at the front of the house. A large dining table fits in front of the large windows. Also because of the remarkable rounding there is a lot of natural light coming in.

First floor
The first floor can be reached via the stairs in the living room. The large landing leads to three spacious bedrooms at the rear, with views over the park. Thanks to the skylight, it is wonderfully light in this central area. Between the two bathrooms there is a large storage/utility room and a second toilet.

At the front is the master bedroom, with ensuite bathroom. The playful rounding of the windows is continued to this floor and makes this a real relaxation area. From here double doors also lead to a roof terrace (approx. 9 m2) facing south, above the utility room.

The main (ensuite) bathroom is fully equipped, with bath, double washbasin and separate shower. The second bathroom is nicely furnished, with walk-in shower and dressing table. Both bathrooms have always been well maintained, for inspiration there are artist impressions added to the photos.

The house has electric underfloor heating on the ground floor, a convector pit and radiators, upstairs it has radiators and is therefore largely heated by a HR combi boiler from 2014. In addition, the house has a solar water heater and solar collectors which is very beneficial for energy consumption.

The garden at the south front is spacious, sunny and a very nice place to sit with a playground in front of the door and further on a panna field. It is easy to park your car and charge it electrically in the driveway. The back garden is very deep, with a beautifully tiled, underfloor terrace, which runs into the wooden deck. As mentioned before, it is possible to moor a boat here. In the shed there is enough space to store garden cushions and hobby articles.

Along the house runs a path to the backyard. The development of Weespersluis will include a lock from the Gouw to De Vecht. The nature behind will become the future Weespersluis park (see design photo).
In short, a unique house in a unique place that is really worth a visit.
